Buying or selling a home is an involved process, and can be a confusing experience.
Choosing the right Orlando real estate agent is an important part of helping
to make the process go smoothly. All states regulate and license real estate agents
and brokers. And real estate brokers and agents must meet state-mandated levels
of education, training and testing.
There are different types of agents. As a buyer, you want to select an Orlando
real estate agent whose primary obligation is to help you find a home that
meets your needs and fits your budget
There are at least four different types of real estate agents in Orlando:
A listing (seller's) agent is an Orlando real estate agent who represents
the seller. This agent is hired to market and sell a particular home. He or she
is legally obligated to help the seller obtain the best possible price for the
home.
New Homes Sales Agents work for a builder or developer in a planned community
or a condo building. They are generally under contract to that builder and their
job is to sell you one of the builder's homes or condos, making the best deal
for the builder that they can.
Exclusive Buyer Agents are associated with brokers who work only for buyers, and
do not list any homes for sale. The buyer agent will not sell you any particular
home. They are there to counsel and help you find the right home at the best possible
price. In the case of a new home or condo, a buyer agent can negotiate to get
price incentives and a good upgrade package.
A buyer's agent who works for a listing broker, is not an exclusive buyer agent.
This kind of agent can be obligated to show and recommend homes represented by
his/her agency, and he or she won't be able to disclose certain things about the
seller, if that seller is represented by the agency.
